My fiance and I searched for a FHA property for nearly a year with several brokers in NYC with disappointing results. Either we were shown the handful of stock that is advertised as FHA approved and easily searchable which is limited in both availability and our desired location. There were also a number of brokerage houses that listed properties as “FHA pending”, the same properties that were pending at the beginning of our search one year ago are still pending. This is clearly a marketing ploy. At nearly every turn, I had to verse the brokers we were using in basic FHA exceptions and qualifications. There clearly are not enough brokers that even understand FHA as a finance tool and or how to locate properties that can qualify as FHA properties. The beginning of our search was an absolute waste of time.
In my efforts to learn as much as I could about FHA and more importantly the “loopholes” to have individual units qualify for FHA, I found Rich Bochner’s blog. I emailed Rich, and he quickly responded. We met briefly and I was for the first time comfortable with Rich as both a qualified broker but more importantly I found Rich’s knowledge of financing and particular in FHA to consider him an expert. I called my fiance after our first meeting and told her “you are going to love Rich, we found our man!”. Throughout the process my fiance and I got to know Rich and his wife Rite. We truly consider Rich and Rite to be true friends in every sense of the word.
Rich and I would conference and soon we finally began a real search. Rich prepared me by teaching and versing me deeper into the FHA world. We began to search for both available FHA properties but most important we searched for properties that would be able eventually qualify for FHA financing. Long story short, we found a beautiful two bedroom home that is just beautiful and affordable. The property we purchased was not in the FHA system but Rich was able to get the property qualified into the program in a reasonable period of time that was agreeable to the seller. Re-read that last sentence, this is the most important reason why you should choose Rich to conduct your search. Without Rich’s expertise and knowledge and with our limited down payment, Rich was able to both find and fiance our dream home.
You will also have to do your part, learn what should qualify for FHA, search for those listings along with Rich, email them to him and discuss your combined search. Go see some properties with Rich and you will know why he is so amazing to work with. This search is not an easy one, do not get discouraged, stick with Rich and he will make it happen with you.
